June 15, 2022: Worth Avenue Capital, LLC is pleased to announce that it just successfully closed a $285,000 loan to a real estate investor in South Florida. The loan proceeds were used to purchase a condo on tony S. Flagler Drive in West Palm Beach, Florida. The loan is secured by a blanket first mortgage on the condo unit that was purchased as well as a second mortgage on another property in a community in West Palm Beach, Florida that was developed by Jack Nicklaus. The underlying LTV on this loan is approximately 30%.
May 16, 2022: Worth Avenue Capital, LLC is pleased to announce that it just successfully closed a $150,000 commercial loan to a Connecticut based real estate developer who is a repeat customer for whom WAC has funded numerous transactions during the last six or seven years. The loan proceeds were used as a down payment towards the purchase of land in Groton, Connecticut and the loan is secured by a first mortgage on the property in Groton.

The loan proceeds were used by the borrower both to restructure debt as well as provide additional working capital for a new real estate investment opportunity. The loan is secured by a blanket second mortgage on a commercial condominium in Greenwich, Connecticut as well as a residential property in West Hartford, Connecticut with an underlying LTV of approximately 52%.

The loan is secured by a first mortgage on real property in Wallingford, Connecticut with an underlying LTV of 33% and the loan proceeds were used by the borrower for working capital purposes.
